1) The Association's Bookkeeper has tendered her resignation effective March 31st. The
HOA has been paying $300 a month for her services and a $65 a month subscription to Quickbooks. That comes to an end on
April 1, 2025 as the Treasurer will assume all ledger oversight. Going forward, no member will receive an invoice unless
they are at least 45 days in arrears. If you have an email address on file with the HOA, you will receive this invoice at
no cost. If you have not agreed to receive formal notifications via email, you will be charged postage and a $1.50 handling
fee for each invoice you receive via US mail. Please remember, there is a $5.00 late fee if your dues are not paid by the
5th of the month. If not paid by the 15th, another $10 late fee will be assessed. Interest at 10% will be assessed.
If you are already in arrears by more than
90 days, a $25 late fee will be assessed after the 5th and an 18% interest charge will be assessed on all outstanding balances.
You can check to see if your account is in arrears by going to the latest
"Aging Report" on our website via the "Financials" link. If you have a "-" number, that means you are paid in advance the
amount shown.
2) The Association is about to conduct a massive purge of landscaping within the 6-foot easements located in the front of
each unit owner. Association-owned sewer lines, FPL power lines, and homeowner & city-owned water lines are buried in these easements.
The Deed of Restrictions of Real Estate specifically prohibits this condition and requires each unit owner
to "continuously maintain" all owner easements. Most every owner has easements along the back of their property and owners
on the end of adjacent buildings own easements between the buildings. Fortunately, it appears the only utilities buried in
these easements are Cable TV wire. Thus, the Association will uniquely evaluate the status of rear and side easements and
determine if the owners need to take any action(s).
Association concerns regarding landscaping within easements will eventually be
added to the Master Non-Compliance List.

2025 Dues
2025 monthly dues are $140.
New Non-Compliance/Violation Policy
At the January 8, 2025 Special Meeting, the Board approved a new non-compliance/violation policy.
Every quarter, the BOD will conduct a "themed" surveillance walkdown of the entire complex. Non-compliances with and violations
of the Association's rules & regulations will be documented on a "Master Non-Compliance" spreadsheet. Unit owners may access
the spreadsheet via the Master Non-Compliance link below. Owners with egregious violations of our rules will be
noticed via US mail immediately. Owners should address all unit non-compliances. Failure to address published
non-compliances over time will lead to a Notice via US mail. Any failure to remediate "Noticed" non-compliances may
lead to fines (if the Association ever establishes a Fining Committee) or will be remedied by the Association and the
owner invoiced for Association costs. The first themed inspection was performed on December 26, 2024. The next "themed"
inspection will address easement violations (landscaping & structures).
Concrete Parking Pad Repairs
Over 50 issues with our concrete parking pads have been documented. The Association has contracted
with Coomer Concrete to remediate the four most egregious conditions, which represent: 1) hazards to owners & guests, and 2)
a liability to the Association.
Reclaimed Water Remediation
Susan Seger is leading a task force to fix our irrigation system. The Association has asked for a status
report on the system and a recommended plan for remediation. Broken sprinkler heads are being capped off until we
understand the scope of work required to fix our irrigation system.

| By-Law Updates
Our By-Laws were amended by the membership at the annual meeting. Of significant note
was a cap on rental units within the complex at 41%, officer compensation approval, elimination of Association
approval of landlord rental/lease agreements, and the move of most old Article 6 rules to the new Rules &
Regulations document.
New Rules & Regulations Document
The new Rules & Regulations document was accepted by the membership. Of note were changes to approve
the erection of 4' white vinyl fences, the elimination of side gate requirements, and the adoption of a minimum,
rear wall, 4' gate requirement (for first responder access). If your fence was installed with BOD approval and it
does not have a rear gate, your fence will be "grandfathered" and accepted without any required modification.
Recent Tree Removals
8 trees were recently removed from the complex at a cost of $6,000. The Association apologizes to those homeowners upset
about their removal, but they were either: destroying our concrete parking pads, about to destroy our parking pads or
streets, or were dead or diseased. Unfortunately, a Meadows South resident called Titusville Code Enforcement, who issued two
citations to our Association for removing trees without a permit. The Association paid $300 to a certified arborist
who stated each of the 8 trees needed to be removed to protect Association propety and our residents or guests.
The President has received City approval of its Tree Mitigation Plan and the permit will cost the Association $375.
The cost of the 4 replacement canopy trees is TBD.
